Loan Process

 
The following information might be required during the application and  processing of your loan.
 
Income
Previous 2 year's W2 forms.
Latest month's paycheck stubs.
If you have income from a pension, disability insurance or Social Security, please provide an award letter and a copy of your most recent check or automatic deposit slip.
If self employed, commissioned or own rental properties provide previous 2 years tax returns.
If you are self employed, provide a YTD P/L and balance sheet signed by a third party.

Assets
Copies of the 3 most recent months statements for all banks, money markets, stocks, accts. etc.
Copy of the sales contract for any home you are currently selling.

Other Documents
Copy of the purchase contract for the home you are buying.
Copy of any Divorce Decrees and Separation Agreement if applicable. If you are using either as a source of income, provide 12 months proof of payment.
Copy of Bankruptcy petition and discharge if applicable (within 10 years)
Copy of photo I.D. (drivers license)
A check for your appraisal and credit report

VA Loans Only
Copy of your DD214.
Original Certificate of Eligibility

Computerized Loan Application
If you have your basic information available, an online application can take as little as 5 or 10 minutes. However, If You Prefer a Personal Appointment...Just Click, Call or Stop On By! (See our list of required and recommended materials.)
Computerized Processing

Verifications of employment and assets will be obtained by our processing staff. A credit report and an appraisal of your home will be ordered. All information necessary to meet the investment guidelines (FHA, VA, FNMA,  etc.) will be assembled and prepared for the processor to review. An Electronic Approval Will Be Run As Soon as Your Initial Application Is Received, Giving You Your Same Day Approval! During the course of your transaction, you will execute a rate lock guaranteeing the terms of your transaction. Be sure to discuss with your Loan Officer.
 

Validation

Your electronic approval, and documentation is reviewed and validated by your underwriter. Your underwriter is responsible for confirming your electronic approval and sends your file to closing.

Loan Closing
At the closing, the lender funds the loan with a cashier's check or draft to the selling party in exchange for the title to the property.
